ONE of Australia’s most expensive beach houses has hit the market with a price tag of just over $60 million — and it hasn’t even been built yet.

The prime site with an ambitious design for a three-storey home overlooking Main Beach in Byron Bay has been listed for sale off-the-plan with global luxury property agency, Beauchamp Estates for 35 million pounds (61.3 million Australian dollars at the current exchange rate).

‘The Beach House’ is planned for a quarter acre block on the Bay Motel site at 12 Bay Street, next door to the Byron Beach Hotel, which recently sold for $100 million.

Adam Hammond of Cavvanbah Projects, contracted the site last August for a cool $30 million and has been working on the plans for it ever since.

The current design concept features a main residence spanning 700 sqm of internal space, with a landscaped outdoor heated pool area, Japanese hot-tub, Finnish sauna, yoga pavilion, instant gas hot water outdoor showers and an outdoor kitchen and dining area with unobstructed views of the Pacific Ocean.

A second self-contained residence of 300 sqm with switchable private elevator access would allow the owner to accommodate visiting friends and relatives, holiday let, or combine to form a total main residence of 1000 sqm.

There’s also 48-volt DC fast electric vehicle charging infrastructure for your Porsche Taycan, solar PV, battery storage, and rainwater harvesting.

The property listing describes the home as the “ultimate in sustainable luxury” and “Australia’s most exclusive beachfront residence in an iconic coastal town”.

“Where else can a Hollywood A-lister walk from the surf straight into a restaurant or bar without shoes on and not be bothered for an autograph?” the advertisement reads.

It’s the first solo project for Mr Hammond, a property economist who has previously worked as a development manager for some of the state’s biggest developers.
