With Western Australia’s relentlessly hot summers, the value of a swimming pool in a backyard cannot be underestimated.

But when it comes to deciding whether to invest in a swimming pool to boost the value of a property, or determining how appealing it is to potential buyers, there are a few things to consider.

According to Ray White Dalkeith Claremont Principal Vivien Yap, the base cost you can expect when installing a fibreglass pool is usually between $25,000 and $35,000.

“Backyard access and ease of installation, the size and style of the pool, self-cleaning systems, tiling and lighting features, and the overall quality can all influence the cost of a swimming pool,” she said.

However, if you already have a pool, you might be wondering what value it adds to the property.

Ms Yap said in some cases a swimming pool could subtract from the value of a property for interested buyers.

“Some people don’t want a pool because of the maintenance involved, so if they look at purchasing a property with one, they need to factor ongoing costs into the offer they present,” she said. “Sometimes this means their offer is lower because the pool isn’t appealing to them.

“This is often the case with downsizers or young professionals – they may not have the time or ability to maintain a pool and would need to pay for professional help.”

Realestate 88 East Perth Founding Director Peter Wright agreed, saying if you are looking at selling an apartment instead of a house, the answer is more cut and dry.

“When selling apartments with pool access, it does add value from a lifestyle perspective, especially as the buyer does not need to lift a finger to maintain it,” Mr Wright said.

Regardless of whether you own an apartment or a house, when presenting a swimming pool to potential buyers, it is important it is shown in the best possible light.

“Pool areas can be styled for your sales campaign, with some modern outdoor furniture, soft furnishings and potted plants,” Mr Wright said.

If the pool is looking worse for wear, there are some quick and easy ways to spruce it up.

“Pools can usually be brought back to life within a couple of days if things are looking a little green,” Mr Wright said.

“Your agent should be able to recommend a reputable pool service company to come and prepare it for the sale market.”

Ms Yap said a pool cleaner was essential, as well as checking pH levels prior to home opens so the water was clear.

“Buyers want to imagine themselves living there, and a well-presented pool certainly helps with this,” she said.
