Tennis Court Properties in High Demand Amid Australian Open

As the world’s top tennis players take to the courts in Melbourne for the Australian Open, tennis court properties are becoming increasingly scarce despite strong interest in the sport.

Ray White’s economic research team has identified the suburbs across Australia with the highest number of tennis court homes for sale.

Melbourne Leads with Residential Tennis Courts

Melbourne, home of the Australian Open, boasts the highest number of residential tennis courts. However, Wahroonga on Sydney’s north shore has had the most listings of homes with tennis courts in the past two years.

Top Suburbs with Tennis Court Properties

In Brisbane, the suburbs of Bellbowrie, The Gap, and Taringa have seen the highest number of tennis court property sales. Adelaide’s top suburbs for tennis court home listings include Unley Park, Netherby, and Stirling. Melbourne suburbs Frankston South, Mount Eliza, and Balwyn also feature prominently.

Challenges in Installing Private Tennis Courts

Ray White’s chief economist, Nerida Conisbee, highlighted the increasing difficulty of installing private tennis courts due to shrinking block sizes, even in traditionally spacious suburbs. “Many existing tennis courts have been replaced with new housing developments to meet growing residential demand,” she said.

Location and Appeal

Conisbee emphasized that affluent suburbs with larger blocks typically feature the most tennis courts. An Australian Sports Commission report on sports participation revealed that 1.25 million people actively played tennis in 2024, underscoring its appeal as a recreational sport.

“As participation grows, properties with tennis courts may become increasingly desirable among tennis enthusiasts, even as they become harder to find in urban areas,” Conisbee noted. However, tennis court properties might not command the same market premium as amenities like swimming pools.

High-Value Sales

A recent sale in Brisbane saw a riverfront mansion with a tennis court sell for nearly $20 million. The five-bedroom, six-bathroom home at 98 Virginia Ave, Hawthorne attracted a premium price, partly due to its riverfront position and inner-city location.
