Why sellers of iron shack want millions

A corrugated iron shack on NSW’s south coast has been listed with $3.25 million hopes due to its unusual location on a sand dune with ocean views.

It’s the first time the former fisherman’s shed in Broulee, about 18km south of Batemans Bay and 300km south of Sydney, has come up for sale in close to 50 years.

The 2000 sqm property on Grant St is connected to Broulee Beach via a sandy pathway that cuts through coastal shrubs and selling agent Melissa Williams revealed properties in the area rarely came up for sale.

“It’s the ultimate location on a headland at Broulee. The property is set back on the dunes and the area is extremely tightly held,” the Ray White-Batemans Bay agent said.

The sandy property includes a separate garage and an outdoor toilet. The fisherman’s shed has two bedrooms and has been used as a weekender by the current owners.

It is not known exactly when the structure was built but it would likely have been in the 1930s or 1940s, Ms Williams said.

“There’s some romance to the shack because of its age. It could be done up, it is very quant,” she said.
