{"id":23599,"date":"2020-02-11T10:29:23","date_gmt":"2020-02-10T21:29:23","guid":{"rendered":"https:\/\/propertynoise.co.nz\/au\/?p=23599"},"modified":"2020-02-11T10:29:34","modified_gmt":"2020-02-10T21:29:34","slug":"welcome-to-the-world-of-renters-by-choice-the-tenants-turning-their-back-on-home-ownership","status":"publish","type":"post","link":"https:\/\/propertynoise.co.nz\/au\/welcome-to-the-world-of-renters-by-choice-the-tenants-turning-their-back-on-home-ownership\/","title":{"rendered":"Welcome to the world of renters by choice \u2014 the tenants turning their back on home ownership"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\"> <strong>PHOTO: Not all long-term tenants are simply renting because they can&#8217;t afford a deposit.AAP: James Ross<\/strong>  <\/p>\n\n\n\n<p class=\"has-drop-cap wp-block-paragraph\">The private rental sector has expanded at&nbsp;<a href=\"https:\/\/www.ahuri.edu.au\/__data\/assets\/pdf_file\/0024\/53619\/AHURI-Final-Report-323-The-supply-of-affordable-private-rental-housing-in-Australian-cities-short-term-and-longer-term-changes.pdf\">more than twice the rate<\/a>&nbsp;of the increase in Australian households in the last two decades.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This&nbsp;<a href=\"https:\/\/www.tandfonline.com\/doi\/abs\/10.1080\/14036096.2018.1467964\">increasingly diverse form of tenure<\/a>&nbsp;now houses about&nbsp;<a href=\"https:\/\/www.abs.gov.au\/ausstats\/abs@.nsf\/Lookup\/by%20Subject\/4130.0~2017-18~Media%20Release~More%20households%20renting%20as%20home%20ownership%20falls%20(Media%20Release)~10\">one in four of us<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Australia&#8217;s&nbsp;<a href=\"https:\/\/www.ahuri.edu.au\/__data\/assets\/pdf_file\/0028\/15895\/AHURI_Final_Report_No_292_The_changing_institutions_of_private_rental_housing_an_international_review.pdf\">lightly regulated private rental sector<\/a>&nbsp;means the&nbsp;<a href=\"https:\/\/journals.sagepub.com\/doi\/abs\/10.1177\/1440783317707833?journalCode=josb\">insecurity of tenants<\/a>&nbsp;is a key factor in why most Australians&nbsp;<a href=\"https:\/\/www.abc.net.au\/news\/story-streams\/federal-budget-2017\/2017-05-07\/housing-affordability-australia-statistics-federal-budget-2017\/8502106\">aspire to own their home<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, despite this insecurity, our&nbsp;<a href=\"https:\/\/www.tandfonline.com\/doi\/abs\/10.1080\/14036096.2018.1467964\">research<\/a>&nbsp;suggests an increase in people choosing to&nbsp;<a href=\"https:\/\/www.tandfonline.com\/doi\/full\/10.1080\/02673037.2017.1301400\">rent for a long time<\/a>&nbsp;\u2014 10 years or more \u2014 accounts for a small part of the growth in private renters.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Much of this growth is attributable to&nbsp;<a href=\"https:\/\/www.ahuri.edu.au\/__data\/assets\/pdf_file\/0024\/53619\/AHURI-Final-Report-323-The-supply-of-affordable-private-rental-housing-in-Australian-cities-short-term-and-longer-term-changes.pdf\">middle and high-income tenants<\/a>. Especially in Melbourne and Sydney,&nbsp;<a href=\"https:\/\/localgovernmentandhousingproject.files.wordpress.com\/2018\/09\/iuhf-journal-summer2018_alan_morris.pdf\">high housing prices<\/a>&nbsp;mean saving for a deposit takes much&nbsp;<a href=\"https:\/\/neo.ubs.com\/shared\/d1ZatPa3iM8ech\/\">longer than in the 1990s<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the meantime these households are renting&nbsp;<a href=\"https:\/\/www.tandfonline.com\/doi\/full\/10.1080\/02673037.2017.1301400\">for a long time<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">&#8216;Who stays put, loses&#8217;<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In our survey of 600 private renters in different areas of Sydney and Melbourne, we asked: &#8220;Many people are renting privately for longer periods (10+ years).
