{"id":29558,"date":"2020-12-09T11:58:50","date_gmt":"2020-12-08T22:58:50","guid":{"rendered":"https:\/\/propertynoise.co.nz\/au\/?p=29558"},"modified":"2024-03-01T20:48:04","modified_gmt":"2024-03-01T07:48:04","slug":"nz-aims-to-tame-house-prices-australia-may-follow","status":"publish","type":"post","link":"https:\/\/propertynoise.co.nz\/au\/nz-aims-to-tame-house-prices-australia-may-follow\/","title":{"rendered":"NZ aims to tame house prices, Australia may follow"},"content":{"rendered":"<p><strong>PHOTO: Auckland, New Zealand<\/strong><\/p>\n<p>Australia&#8217;s banking watchdog is expected to step in and cool the rebounding housing market in 2021, after New Zealand&#8217;s central bank telegraphed stricter loan rules are needed to arrest the country&#8217;s rising house prices.<\/p>\n<p>The Reserve Bank of New Zealand took a step towards curbing rapidly rising house prices on Tuesday, outlining a<a href=\"https:\/\/www.propertynoise.co.nz\/reserve-bank-proposes-reinstating-lvr-restrictions\/\">\u00a0plan to reinstate loan-to-value ratio restrictions on high-risk lending\u00a0from March.<\/a><\/p>\n<p data-gtm-vis-first-on-screen-7770372_137=\"4558\" data-gtm-vis-total-visible-time-7770372_137=\"4000\" data-gtm-vis-recent-on-screen-7770372_137=\"137691\" data-gtm-vis-has-fired-7770372_137=\"1\">Some economists believe it may be only a matter of time before the Australian prudential regulator follows suit.<\/p>\n<p>Independent economist Warren Hogan said his best guess for the Australian housing market next year was a 10 per cent rise.<\/p>\n<p>&#8220;I think that the housing market has turned,&#8221; he said. Owner-occupiers are driving the market, but &#8220;that&#8217;s only going to give investors a reason to come in behind them&#8221;.<\/p>\n<p>As such, lending standards will need to be tightened in Australia as early as 2021, he speculated, which would mean action from the Australian Prudential Regulation Authority.<\/p>\n<p>&#8220;The only policy option to cool a surging housing market is prudential,&#8221; Mr Hogan said.<\/p>\n<p>The RBNZ&#8217;s move came after Real Estate Institute of New Zealand figures\u00a0<a href=\"https:\/\/www.afr.com\/world\/pacific\/nz-government-calls-on-reserve-to-help-tame-house-prices-20201126-p56i6a\">revealed a near-20 per cent rise in median house prices<\/a>\u00a0over the year to the end of November. House prices have soared about 90 per cent over the past 10 years.<\/p>\n<p data-gtm-vis-first-on-screen-7770372_137=\"6653\" data-gtm-vis-total-visible-time-7770372_137=\"4000\" data-gtm-vis-recent-on-screen-7770372_137=\"155310\" data-gtm-vis-has-fired-7770372_137=\"1\">While the RBNZ has imposed LVR restrictions on lending since 2013, it removed the curbs in April to help the country through the pandemic.
