It could be Australia\u2019s priciest shack \u2013 but for good reason.<\/p>\n

A corrugated iron shack on NSW\u2019s south coast has been listed with $3.25 million hopes due to its unusual location on a sand dune with ocean views.<\/p>\n

It\u2019s the first time the former fisherman\u2019s shed in Broulee, about 18km south of Batemans Bay and 300km south of Sydney, has come up for sale in close to 50 years.<\/p>\n

The 2000 sqm property on\u00a0Grant St\u00a0<\/a>is connected to Broulee Beach via a sandy pathway that cuts through coastal shrubs and selling agent Melissa Williams revealed properties in the area rarely came up for sale.<\/p>\n

\u201cIt\u2019s the ultimate location on a headland at Broulee. The property is set back on the dunes and the area is extremely tightly held,\u201d the Ray White-Batemans Bay agent said.<\/p>\n

The sandy property includes a separate garage and an outdoor toilet. The fisherman\u2019s shed has two bedrooms and has been used as a weekender by the current owners.<\/p>\n

It is not known exactly when the structure was built but it would likely have been in the 1930s or 1940s, Ms Williams said.<\/p>\n

\u201cThere\u2019s some romance to the shack because of its age. It could be done up, it is very quant,\u201d she said.<\/p>\n
