Soaring Gold Coast<\/a> apartment sales are attracting developers from across Australia, as new research lays bare the widening imbalance between supply and demand in one of the nation\u2019s most desirable lifestyle locations.<\/p>\n

Property economics and research consultancy Urbis\u2019 latest Apartment Essentials report showed supply of Gold Coast apartments was currently at a seven-year low, with just 624 apartments available for sale at the end of June.<\/p>\n

With apartments selling at a rate of around 450 every three months, Urbis said there was just 4.2 months\u2019 worth of apartments available for sale on the Gold Coast if no new projects were released.<\/p>\n

Urbis senior consultant Lynda Campbell said the 1,192 apartments sold in the first six months of the year was 21 per cent more than the 987 apartments sold in 2020.<\/p>\n

\u201cSupply reached a critical low across the Gold Coast at the end of June following another quarter of robust sales activity,\u201d Ms Campbell said.<\/p>\n

\u201cThis comes off the back of a record 742 sales in the March quarter. While the numbers in the latest quarter failed to match the first three months of this year, it was still the second-highest quarterly result in five years.\u201d<\/p>\n

Ms Campbell said the extent of the elevated demand was illustrated by 14 projects selling out in the second quarter of 2021, with three of those being new launches.<\/p>\n

Urbis\u2019 report estimated a further 1,000 apartments could be launched to market over the next three to six months.<\/p>\n

\u201cSome precincts are now in major undersupply, although we are aware of a number of larger projects currently in train that may be ready to fill this gap,\u201d she said.<\/p>\n

\u201cHowever, if demand continues at the current pace, this supply will not be enough.\u201d<\/p>\n

While owner occupiers made up 56 per cent of the buyers, 19 per cent were investors based in Queensland, and 21 per cent were investors from interstate.<\/p>\n

The central Gold Coast was the most active precinct, with 240 sales, while the biggest price gains were recorded on the North Shore from\u00a0Runaway Bay<\/a>\u00a0to\u00a0Hope Island<\/a>, with the weighted average price for new apartments increasing by 37 per cent in the June quarter.<\/p>\n

That momentum has continued through July and August, with Marquee Development Partners recently selling all the 46 apartments on offer at its SOL project at Kirra Beach in just 10 days.<\/p>\n

Marquee is now gearing up to launch its next project, a joint venture with LHPP, before the end of next month.<\/p>\n

The developers\u2019 Northshore project will comprise 93 apartments and villas at\u00a0Palm Beach<\/a>, with Marquee\u2019s total investment on the Gold Coast now totalling more than $450 million.<\/p>\n

Local developers such as Marquee, however, are beginning to face stiff competition from interstate players.<\/p>\n

Earlier this month,\u00a0Australian Property Investor Magazine<\/em>\u00a0reported<\/a>\u00a0that Melbourne-based Hirsch & Faigen launched its second Gold Coast project in less than 12 months, while fellow Melbourne-headquartered developer Little Projects also lodged a development application for its second Gold Coast project.<\/p>\n

Gold Coast-based real estate consultancy GV Property Group has also reported strong interest from interstate firms competing hard for prime development sites.<\/p>\n

Recent deals brokered by GV Property Group include the purchase of 26 Mawarra Street in Palm Beach by Sydney\u2019s Abadeen Group, with the site holding approval for 69 apartments and a retail offering.<\/p>\n

Abadeen Group managing director Justin Brown said the acquisition was part of a strategic expansion to one of the nation’s most in-demand property precincts.<\/p>\n

\u201cWe are extremely excited with the purchase in what we believe is one of Australia\u2019s premier beachfront locations,\u201d said Mr Brown.<\/p>\n

\u201cThe location of the site is close to northern Palm Beach\u2019s pristine beachfront precinct as well as\u00a0Tallebudgera Creek<\/a>\u00a0and is located in an area where there are very few development opportunities for such a project.<\/p>\n

\u201cWhile we know the market is running very strongly on the southern Gold Coast and in Palm Beach in particular, we believe the market is primed for this project.”<\/p>\n

Melbourne developer New Sky Group also acquired a development site in Palm Beach in recent weeks, buying an 818 square metre Gold Coast Highway plot for $6.5 million.<\/p>\n

Settlement is also expected to occur later this month on Sydney-based Macquarie Developments Group\u2019s acquisition of a 1,235sqm block on Rosewood Avenue in\u00a0Broadbeach<\/a>, where a development approval is in place for 186 apartments over 39 storeys.<\/p>\n

GV Property Group also brokered the $7.9 million sale of 31-35 Mclean Street in\u00a0Coolangatta<\/a>\u00a0to BeckDev, the development vehicle owned by Melbourne-based rich-lister Max Beck.<\/p>\n

BeckDev is planning to build a 170-apartment complex on the site.<\/p>\n

Finally, GV Property Group said it had facilitated the sale of one of the last remaining beachfront development sites on The Esplanade in Palm Beach to another Melbourne-based developer.<\/p>\n

GV Property Group director Antonio Mercuri said there was no surprise that the Gold Coast had caught the eye of so many interstate developers.<\/p>\n

\u201cNot only does the Gold Coast offer developers an opportunity to transform beachside sites, but the area also offers incredible value compared to Victoria and New South Wales,\u201d Mr Mercuri said.<\/p>\n

\u201cAs a result, Gold Coast suburbs like\u00a0Surfers Paradise<\/a>, Broadbeach and\u00a0Burleigh Heads<\/a>\u00a0were among the most researched suburbs in Australia last year.<\/p>\n

\u201cThe pandemic has also caused a dip in interest from international developers, which has opened the market for more interstate buyers.<\/p>\n

\u201cWith the Gold Coast currently undergoing a complete regeneration, developers can now afford to push project boundaries further than they typically would in their home states.\u201d<\/p>\n
