More than 4000 real estate professionals packed the Gold Coast Convention and Exhibition Centre yesterday for Day 1 of AREC 2022. This year\u2019s headline speaker was Hollywood actor Matthew McConaughey, who showed there are a striking number of similarities between acting auditions and listing presentations and the mindset needed to achieve success. Here are all of our Day 1 highlights\u2026.<\/h3>\n

AREC 2022 edges closer with \u2018star-studded\u2019 line-up<\/a><\/h2>\n<\/header>\n<\/div>\n

Matthew McConaughey<\/h3>\n

Aim for joy, not happiness<\/strong><\/p>\n

Hollywood actor, Oscar winner, and bestselling author of\u00a0Greenlights<\/em>, Matthew McConaughey believes you should look at life as a \u2018verb\u2019.\u00a0Joy relates to enjoying the journey that you\u2019re on and embraces your failures as well as your successes. He says it\u2019s a process, and rather than focusing on a destination of happiness, you should instead look for joy.<\/p>\n

\u201cJoy is about enjoyment of the process and of doing what you are gifted to do,\u201d he says.<\/p>\n

\u201cFailure will be a large part of it. I\u2019ve not gotten a lot more jobs (auditions) than I have gotten.\u201d<\/p>\n

When it\u2019s time to \u2018unbrand\u2019<\/strong><\/p>\n

Matthew says sometimes you have to \u201cunbrand\u201d in order to rebrand.<\/p>\n

He says he once declined a $14.5 million role in a romantic comedy as he wanted to break the stereotype pigeonholing him in Hollywood.<\/p>\n

For the next two years, he didn\u2019t get a single role.<\/p>\n

\u201cI was successful in romantic comedies, but I was also interested in doing dramas, but the industry wasn\u2019t interested in me doing dramas,\u201d he says.<\/p>\n

\u201cI had to stop doing what I had been doing. I chose to unbrand in the hope of later being able to rebrand.<\/p>\n

\u201cI had no guarantee (it would work), but I made a decision that was non-negotiable with myself. The persistence paid off.<\/p>\n

\u201c I trusted it even when I was scared as hell.\u201d<\/p>\n

 <\/p>\n

Preparation is the key<\/strong><\/p>\n

Matthew says there are a lot of similarities between going for an audition and a listing presentation, but the key to him securing a role has always been preparation.<\/p>\n

\u201cWatch phoning it in,\u201d he says.<\/p>\n

\u201cI\u2019m big on preparation as it allows me to be relaxed and present.\u201d<\/p>\n

Matthew recalled the last time he attended an audition without preparing. He said he arrived to find he had to deliver a four-page monologue in Spanish.<\/p>\n

\u201cIt was embarrassing,\u201d he says.<\/p>\n

\u201cI thought then, never again am I going to put myself in that position.\u201d<\/p>\n

When he leaves an audition, he wants to know there\u2019s nothing more he could have done or given in his bid to win the role.<\/p>\n

\u201cI know there are jobs I got because I was more prepared than the next person,\u201d Matthew says.<\/p>\n

AREC 2022 Day 1.<\/strong><\/em><\/figcaption><\/figure>\n

<\/h3>\n

Seth Godin<\/h3>\n

Marketing is not about hustling<\/strong><\/p>\n

The author of 20 bestselling books, including\u00a0Linchpin<\/em>,\u00a0Tribes<\/em>,\u00a0The Dip<\/em>\u00a0and\u00a0Purple Cow<\/em>, Seth Godin says marketing is not about hustling, interrupting potential clients or cutting corners.<\/p>\n

Instead, he says modern marketing is about \u201cthe choices you make, the way you show up and the story you tell\u201d.<\/p>\n

\u201cEverything you do that touches the market is marketing,\u201d he states.<\/p>\n

Seth says agents need to bring \u201cpractical empathy\u201d to the table, which is all about treating customers with dignity and respect.<\/p>\n

\u201cOther people know things you don\u2019t know and want things you don\u2019t want, and that\u2019s ok,\u201d he says.<\/p>\n

\u201cIf you can\u2019t say, \u2018that\u2019s ok\u2019, you can\u2019t serve them or connect with them.\u201d<\/p>\n

Seth says your brand is your promise and what you\u2019re asking your customer to judge you on in the future.<\/p>\n

Who is talking about you?<\/strong><\/p>\n

Seth admits many agents secure listings simply because they are the first to return a potential vendor\u2019s call or because they\u2019re a dollar cheaper.<\/p>\n

But he says the aim should be to get people to talk about you to people they know through \u201cintentional design\u201d.<\/p>\n

The key is to question what kind of customer you seek to serve, what they want and dream of, and what change you seek to make on their behalf.<\/p>\n

\u201cThe goal is to make them feel seen, heard, understood and valued,\u201d Seth says.<\/p>\n

\u201cThe value you\u2019re adding is helping someone through the most daunting, most nerve-wracking transaction of their whole life.\u201d<\/p>\n

 <\/p>\n

Carla Fetter\u00a0<\/strong><\/h3>\n

Shifting from fourth gear to fifth gear<\/strong><\/p>\n

Jellis Craig Armadale Director Carla Fetter shared the key elements that helped her go from a good agent running in fourth gear, to a great agent excelling in fifth gear.<\/p>\n

She says her first core element for success is having a clear vision of who she wants to be as an agent and what she wants to achieve.<\/p>\n

\u201cI decided I wanted to be the number one agent in our group,\u201d she says.<\/p>\n

\u201cIn that first year, I came second, but it fuelled me for the following year.\u201d<\/p>\n

Carla says she also realised that someone with her personality needed to hire a mentor to keep her accountable, so she called on Peter Vigano from the Hawthorn office.<\/p>\n

Every Saturday at 8am, the pair would meet at the local carwash and track Carla\u2019s key numbers.<\/p>\n

She also built a specialist team that liked each other, communicated well and shared common goals.<\/p>\n

The third key element, but perhaps the most important, Carla implemented was consistent prospecting, making 20 calls a day, day-in, day-out.<\/p>\n

\u201cProspecting is one of the key things that flipped my business on its head,\u201d Carla says.<\/p>\n

Carla also decided to become a specialist, not a generalist, agent and didn\u2019t take on all of the work that came her way.<\/p>\n

\u201cSaying no to non-core business will actually get you more business,\u201d she says.<\/p>\n

\u201cBut if I wanted to become a specialist agent, I had to ask, \u2018What did I want to be known for? What type of real estate was I interested in?\u2019.\u201d<\/p>\n

Finally, Carla says she had to stay current and not become complacent.<\/p>\n

\u201cSomeone can come and take that market share off you,\u201d she says.<\/p>\n

 <\/p>\n

Michael Kollosche<\/h3>\n

Creating a culture of success<\/strong><\/p>\n

In a highly anticipated session, Michael sat down with MC Tom Panos for a Q and A on building the Kollosche brand since opening in 2019.<\/p>\n

In that time, Kollosche has grown to achieve $1.8 billion in sales and $45 million in GCI.<\/p>\n

Creating a vibrant, supportive culture has been a key to that success.<\/p>\n

\u201cWe\u2019ve built what we\u2019ve got from the ground up,\u201d Michael says.<\/p>\n

\u201cWe are particular about who we let into the tent. I have learnt through experience that working in an environment not conducive to success can make things hard.\u201d<\/p>\n

Michael notes the focus for Kolloshe is attracting good talent that has the same aspirations, morals, standards and who \u201cclaps each others\u2019 success\u201d.<\/p>\n

He says while many agencies have a lot of internal competition, a big part of Kollosche\u2019s success has come from collaboration.<\/p>\n

\u201cAs a team, we are stronger.\u201d<\/p>\n
