interstate migrants looking to flee the heavy COVID restrictions in New South Wales and Victoria throughout the pandemic.<\/p>\n<p class=\"_1g_Rg\">The rush of new arrivals\u00a0and subsequent demand for homes meant property prices surged consistently until earlier this year.<\/p>\n<p class=\"_1g_Rg\">In the two regions \u2013 which sit north and south of Brisbane \u2013 property prices are still more than 40 per cent above what they were before the pandemic.<\/p>\n<p>&nbsp;<\/p>\n<h2 class=\"_1EAJU hMmqO SYcM3 zwVFG _1BqKa _3AExf _3HiTE x9R1x pDrMR hmFfs _390V1\" data-component=\"Heading\">First to\u00a0boom, first to fall<\/h2>\n<p class=\"_1g_Rg\">CoreLogic researcher Eliza Owen said as the COVID situation has eased, so too have property prices.<\/p>\n<div class=\"_14Wz0 _3qLh5 _sBMB\" data-component=\"EmphasisedText\">\n<p class=\"_1g_Rg\">&#8220;This market was extremely popular through the COVID period,&#8221; she said.<\/p>\n<\/div>\n<p class=\"_1g_Rg\">She said the data showed that\u00a0Sunshine Coast housing prices have fallen by 6 per cent in the past three months and 2.5 per cent last month alone.<\/p>\n<figure class=\"_247xw buck the slowdown across the regions, with property values climbing by a fraction of one per cent.<\/p>\n<p class=\"_1g_Rg\">Ms Owen said that was not a surprise.<\/p>\n<div continued to put up interest rates \u2013 as it did on Tuesday \u2013 so too would property prices edge down.<\/p>\n<p class=\"_1g_Rg\">But it won\u2019t be the same everywhere.<\/p>\n<p class=\"_1g_Rg\">\u201cThose areas that are more affordable and further from the coast of Queensland are going to be the slow and steady performers,&#8221; she said.<\/p>\n<div class=\"_14Wz0 _3qLh5 _sBMB\" data-component=\"EmphasisedText\">\n<p class=\"_1g_Rg\">&#8220;They&#8217;re probably going to follow the Sunshine Coast and Gold Coast into a bit of a downturn, but the extent of their
