Attendance at open for inspections is up and auction bidder numbers are stabilising.<\/p>\n<p>Experts say sellers have been scared off by the plunge in house prices across the city,\u00a0down 4.3 per cent in the September quarter\u00a0on Domain data \u2013 the fastest fall on record as\u00a0interest rates jump.<\/p>\n<\/div>\n<div class=\"_1665V _2q-Vk\" data-testid=\"body-content\">\n<p>Across Australia, October was the slowest spring for new listings since October 2012, when the market was also in a downturn.<\/p>\n<p>It marks a contrast to a year ago when new listings nationally were at the highest levels ever after a lockdown-interrupted winter.<\/p>\n<p>\u201cSellers don\u2019t like selling in downturns,\u201d SQM Research founder Louis Christopher said.<\/p>\n<p>\u201cThey\u2019re only doing it if they need to \u2013 if there\u2019s been a death, divorce, or they\u2019re desperate to sell because they\u2019ve lost their job.\u201d<\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/section>\n<section class=\"vPaWe\" data-testid=\"article-body-bottom\">\n<div class=\"_1ysFk\">\n<div>\n<div class=\"_1665V _2q-Vk\" data-testid=\"body-content\">\n<p>While seller numbers plummeted, buyer interest rose in October. At open for inspections, average check-ins per listing were up 9.1 per cent compared with September, Domain figures show.<\/p>\n<p>The number of active bidders at auctions has also stabilised. Through June and July, the average number of bidders held between 2.2 and 2.5. Rather than falling further as the price downturn gathered pace, average bidder numbers have held at least at this level and edged as high as 2.9 in spring.<\/p>\n<div class=\"_6ebFV noPrint\">\n<div partner and auctioneer Tom Grieve said market conditions were extremely tight and home sellers on the market now were getting the attention of more buyers.<\/p>\n<p>\u201cAt the same time last year we were having 1500 auctions every weekend, but this year there\u2019s only been one weekend where we\u2019ve cracked 1000 auctions in October,\u201d Grieve said.<\/p>\n<\/div>\n<div class=\"_1665V _2q-Vk\" data-testid=\"body-content\">\n<p>This Saturday there are only 672 auctions scheduled.<\/p>\n<p>Buyers were hunting for newly built or renovated homes they could move into and enjoy, advocate Cate Bakos agreed that people were mainly searching for move-in ready homes, but these were hard to find amid the dearth of listings.<\/p>\n<p>\u201cI\u2019m asking agents about these homes all the time, and they\u2019re just eye rolling at me and saying \u2018if only I had one for you\u2019,\u201d Bakos said.<\/p>\n<\/div>\n<div class=\"_1665V _2q-Vk\" data-testid=\"body-content\">\n<p>She said vendor numbers had fallen this year as many had listed and sold during COVID-19 to make lifestyle changes.<\/p>\n<p>\u201cNow people know if they\u2019re listing, there\u2019s nothing to buy, and if they have to rent, finding a rental is nearly impossible \u2013 it\u2019s really a disincentive to sell,\u201d Bakos said.<\/p>\n<p>Commonwealth Bank head of Australian economics Gareth Aird said the low volume of homes for sale could mean house prices in some segments of the market hold up better, but property was
