property has singled out the Australian office market as presenting foreign buyers with renewed and lucrative potential, as they also revealed they are expanding their presence down under.<\/p>\n<p>Speaking exclusively to\u00a0<em>API Magazine<\/em>, CEO of Commerz Real, Henning Koch, said that after seven years of sitting on the sidelines the German company with 35\u00a0billion euros (A$53 billion) of assets under management was ready to expand in Australia.<\/p>\n<div><img fetchpriority=\"high\" decoding=\"async\" mtn\"><em><strong>Henning Koch, CEO, Commerz Real<\/strong><\/em><\/p>\n<\/div>\n<p>\u201cIn the last several years, it has been challenging to expand our portfolio further as prices went up and yields were compressed,\u201d Mr Koch said.<\/p>\n<p>\u201cHowever, Commerz Real believes now is an interesting time to monitor the Australian market, as\u00a0interest rates are rising, prices are adjusting downwards, and the potential to expand our portfolio might come up in the coming months.\u201d<\/p>\n<p>He said Commerz Real\u2019s focus in Australia was on prime locations in the Sydney and Melbourne office markets.<\/p>\n<p>\u201cBecause of the rate of exchange with the Australian dollar, we need to buy in the high-end property markets with large yields to ensure the return on investment for investors makes it worthwhile,\u201d Mr Koch explained.<\/p>\n<div class=\"entry-featured-img-wrap\"><a class=\"entry-featured-img-link\" and we believe the current trends will provide further opportunities for us.\u201d<\/p>\n<p>Commerz Real entered the Australian market in 2015 with the purchase of a new office building with a long term and stable tenancy in the Sydney CBD.<\/p>\n<p>They next ventured into the Brisbane market with the addition of two hotels to the Australian portfolio.<\/p>\n<h2><strong>Political stability<\/strong><\/h2>\n<div><img decoding=\"async\" data-src=\"https:\/\/www.apimagazine.com.au\/media\/misc\/Commerz-Real_First-purchase.jpg\" alt=\"former Federal Police headquarters in Sydney\" with the purchase of the former Federal Police headquarters in Sydney.<\/p>\n<\/div>\n<p>Speaking during a research trip to Sydney and Melbourne, Mr Koch confirmed to\u00a0<em>API Magazine<\/em>\u00a0that another significant Australian acquisition was imminent.<\/p>\n<p>He added that the company was considering opening an office in Australia, following its recent launch of a New York office.<\/p>\n<p>Given the\u00a0geopolitical turmoil unfolding in Europe, Mr Koch said Australia\u2019s political stability and admirable record in\u00a0Environmental, social, and governance looking to expand our portfolio here,\u201d Mr Koch said.<\/p>\n<p>\u201cThe relative stability opens up opportunities that come with less risk than what investors currently experience in Europe.<\/p>\n<p>\u201cThe growth of the commercial property market and population growth in Australia are seen as exceptional advantages, and unique when compared to other markets, including America, Asia, or Europe.\u201d<\/p>\n<h2><strong>Commercial prospects in 2023<\/strong><\/h2>\n<p>Commenting after the recent release of its inaugural\u00a0<em>State of the Industry Report: Australian Commercial Real Estate<\/em>, the Real Estate Institute of Australia (REIA) predicted the commercial property standouts for 2023 were in Australia\u2019s regional areas, which it said was primed for demand growth after years of investors focusing on capital cities.<\/p>\n<p>Hayden Groves, President, REIA, backed up Commerz Real\u2019s positive international sentiment about the Australian market.<\/p>\n<p>He said that despite a mixed bag of economic headwinds, the OECD is forecasting Australia will outperform many other advanced economies, backed by GDP growth of around 2.5 per cent.<\/p>\n<p>\u201cOn the one hand you have energy prices that will have a major impact on outgoings, while on the other you have an economy performing relatively well and\u00a0migration programs expanding.<\/p>\n<p>\u201cEnergy prices are set to increase by around 56 per cent as international migration resumes for the second year at significant scale, with an estimated 235,000 people set to call Australia home next financial year.<\/p>\n<p>\u201cAll of these changing factors offer a unique set of opportunities and challenges in the run in to 2023 for the commercial real estate sector, be it practitioners, investors or occupiers,\u201d Mr Groves said.<\/p>\n<h2 class=\"text-center mbn\"><strong>Australian industries attracting most foreign direct investment (A$ --smush-placeholder-aspect-ratio: 592\/479;\" \/><\/p>\n<h2><strong>2023 to be driven by occupants<\/strong><\/h2>\n<p>Ray White Commercial agent Jack Gwyn said there was a slight pause in the market at the start of the pandemic in 2020, but it kicked back off again in May that year, with\u00a0vacancy declining ever since.<\/p>\n<p>He said he felt the market in 2023 would be very much driven by occupants.<\/p>\n<p>\u201cIndustrial rents had been stagnant for as long as I had worked in the industry, however, they have seemed to go up by about 30 per cent over the past 18 months, while incentives have been diminishing,\u201d he said.<\/p>\n<p>\u201cThe rental growth seems to be combating softening yields, leading to a stabilisation of investment stock values.\u201d<\/p>\n<p>Mr Gwyn said demand from owner-occupiers remained high.<\/p>\n<div class=\"entry-featured-img-wrap\"><a class=\"entry-featured-img-link\" stunner<\/a><\/h2>\n<\/header>\n<\/div>\n<p>\u201cThey are paying similar rates for vacant stock as investors are for good, leased stock, which I feel will reduce the supply of new leased investments as developers will be less motivated to use incentives to lure tenants in if they can just sell to owner-occupiers for a similar price.<\/p>\n<p>\u201cThe minimal vacancy will drive tenants to new developments, however, I don\u2019t see them getting as attractive incentives as they had in the past.<\/p>\n<p>\u201cIn my opinion we will see more tenants renewing in their existing facilities instead of moving around, unless the size of their current facility is no longer sufficient.\u201d<\/p>\n<p>Lui Violanti, Regional Manager of Inhabit Group and Chairperson of Asia Property Awards Australia, recently identified\u00a0<a href=\"https:\/\/www.apimagazine.com.au\/news\/article\/demand-soaring-for-industrial-healthcare-commercial-property-sectors\" target=\"_blank\" rel=\"noopener noreferrer\">the two commercial markets\u00a0<\/a>with the most promising growth prospects\u00a0as the industrial and healthcare sectors.<\/p>\n<h2>ESG shaping commercial investment<\/h2>\n<p>Commerz Real\u2019s Mr Koch expressed pleasant surprise at the advanced state of ESG as a commercial property variable, a point reinforced by\u00a0a diversified funds management group.<\/p>\n<p>Amy Pham, Portfolio Manager for the Pengana High Conviction Property Securities Fund, said ESG is becoming more influential in listed and unlisted property as governments and corporates commit to net zero targets.<\/p>\n<p>\u201cESG in property is not just a \u2018feel good\u2019 thing, it is having a tangible impact on valuations \u2013 ESG factors make up 30 per cent of our listed property valuations.<\/p>\n<p>\u201cFor example, environmental factors will become more important with many governments and corporates mandating net zero targets.<\/p>\n<p>\u201cSome of these targets are ambitious, and will accelerate the focus on sustainability in the built environment over the next few years.\u201d<\/p>\n<p>\u201cMeeting this demand will have its challenges but will create strong investment opportunities.<\/p>\n<p>\u201cESG factors are also influential in managing risk in listed property, for example in understanding which assets might be a greater risk of fire and floods due to climate change.<\/p>\n<p>\u201cThere is also risk involved with assets which perform poorly from a sustainability standpoint.<\/p>\n<p>\u201cOver the long-term, assets with a high NABERS rating will outperform.\u201d<\/p>\n<p>Ms Pham said\u00a0Australian real estate investment trusts (A-REITs) were set for a rebound in 2023.<\/p>\n<p>She said some big name A-REIT stocks could be considered oversold during 2022, and have potential to rebound into 2023.<\/p>\n<p>\u201cSome of the bigger property fund managers look like good value, and could benefit as interest rates stabilise, given these remain high quality businesses.<\/p>\n<p>\u201cThere\u2019s still likely to be some uncertainty and volatility in the market, which brings some of the alternative A-REIT investments into play.<\/p>\n<p>These alternatives are often defensive as they are considered necessities, operating in sectors such as healthcare, childcare, seniors living and defensive
