Picture: NCA NewsWire \/ David Swift<\/strong><\/em><\/p>\n<\/div>\n<p>Evicting the tenant and tidying the property before relisting it at a higher rate was the first \u201caggressive\u201d option the real estate agency suggested.<\/p>\n<p>\u201cThis will achieve the maximum increase possible in the shortest time,\u201d the email says.<\/p>\n<p>A \u201cproactive\u201d second option follows, encouraging landlords to raise the rent by 5 to 10 per cent, while the \u201cpassive\u201d alternative is to continue leasing the property at its current rate.<\/p>\n<p>According to Fair Trading NSW, landlords are only required to give tenants on a periodic agreement 30 days notice if they have entered into a contract to sell the property.<\/p>\n<div class=\"entry-featured-img-wrap\"><a class=\"entry-featured-img-link\" href=\"https:\/\/propertynoise.co.nz\/au\/ray-white-sets-non-branding-precedence\/\"><img decoding=\"async\" class=\"attachment-hoot-medium-thumb entry-content-featured-img entry-grid-featured-img wp-post-image lazyloaded\" src=\"https:\/\/propertynoise.co.nz\/au\/wp-content\/uploads\/2022\/06\/Rubinstein-460x270.jpg\" alt=\"\" width=\"460\" height=\"270\" data-src=\"https:\/\/propertynoise.co.nz\/au\/wp-content\/uploads\/2022\/06\/Rubinstein-460x270.jpg\" \/><\/a><\/div>\n<div class=\"entry-grid-content\">\n<header class=\"entry-header\">\n<h2 class=\"entry-title\"><a href=\"https:\/\/propertynoise.co.nz\/au\/ray-white-sets-non-branding-precedence\/\" rel=\"bookmark\">Ray White sets non branding precedence<\/a><\/h2>\n<\/header>\n<\/div>\n<p>Additionally, property owners or real estate agents don\u2019t need to give tenants any written notice about the rent increase, while tenants are required to give 21 days notice they\u2019re moving out as a result of a rent rise.<\/p>\n<p>Ray White Bondi Beach real estate agent Ron Bauer told news.com.au he had empathy for tenants, but noted rent increases have been building for years.<\/p>\n<p>\u201cWe can\u2019t simply close our eyes and act like it isn\u2019t happening,\u201d he said.<\/p>\n<p>\u201cOur role is to provide transparency to all of our clients \u2013 buyers, sellers, investors and tenants and we do that with an enormous amount of pride. If rents were falling, we would be advising our customers of that situation.\u201d<\/p>\n<p>Mr Bauer said the real estate agency has addressed its clients about rising rent issues for well over a year, however understands the issue is quite emotional and their messaging could be improved.<\/p>\n<p>\u201cWe can always improve how we communicate, and we will work hard to ensure we get the language right on such emotive issues like this one,\u201d he said.<\/p>\n<p>\u201cThe fact is there are not enough houses for people to rent. This is the real issue.\u201d<\/p>\n<p>It\u2019s not the first time the real estate agency has sent an email to landlords outlining how they can increase rent, with Ray White\u2019s Brisbane\u00a0West End branch sending a similar note\u00a0late last year.<\/p>\n<p>The contents of the email encouraged property owners to raise their rent by up to 20 per cent, stating Queensland\u2019s tight rental market would make it difficult for tenants to reject the increase.<\/p>\n<p>\u201cOur property managers have been reviewing all our lease renewals and on average recommending a 17 per cent rent increase on the leases renewed in October &amp; November this year,\u201d the email said, per\u00a0<i>The Guardian<\/i>.<\/p>\n<p>\u201cAs we are planning December lease renewals, the average lease renewal recommendation is above 20 per cent.
