Winners<\/a><\/h2>\n<\/header>\n<\/div>\n<p>An exclusive survey shows that a growing majority of people believe that the Australian dream is unreachable for the young and that state and federal MEDIA<\/cite><\/strong><\/em><\/figcaption><\/figure>\n<p>The findings will heighten debate about how to solve the housing affordability crisis after\u00a0Australians were hit by the largest fall in real wages on record\u00a0this month and interest rates soared to a\u00a010-year high.<\/p>\n<p>The new survey, conducted by Resolve Strategic for this masthead, shows 63 per cent of Australians now believe that the young will never be able to buy a home, compared to 57 per cent a year ago<\/p>\n<div class=\"entry-featured-img-wrap\"><a class=\"entry-featured-img-link\" with 72 per cent of respondents between the ages of 18 and 34 saying they will never be able to buy a house.<\/p>\n<div class=\"_6ebFV noPrint\">\n<div class=\"\"><iframe class=\"_16-Dw AkZ3C lazyload\" title=\"Embedded iFrame\" data-src=\"https:\/\/datawrapper.dwcdn.net\/iQsM6\/3\/\" height=\"460\" frameborder=\"0\" data-testid=\"embed-iframe\" data-mce-fragment=\"1\" src=\"data:image\/svg+xml;base64,PHN2ZyB3aWR0aD0iMSIgaGVpZ2h0PSIxIiB4bWxucz0iaHR0cDovL3d3dy53My5vcmcvMjAwMC9zdmciPjwvc3ZnPg==\" data-load-mode=\"0\"><\/iframe><\/div>\n<\/div>\n<p>This is despite prices for dwellings falling by 12.1 per cent in Sydney and 8.1 per cent in Melbourne last year, according to\u00a0data firm CoreLogic.<\/p>\n<p>Grattan Institute economic program policy director Brendan Coates said most people were less confident about purchasing their first home because their capacity to borrow money had fallen by more than the decline in house prices.<\/p>\n<p>He said this was caused by the rise in the cash rate along with the government-regulated \u201cserviceability buffer\u201d. Banks have to assess people\u2019s borrowing capacity at 3 per cent higher than the current borrowing rate.<\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/section>\n<section class=\"vPaWe\" data-testid=\"article-body-bottom\">\n<div class=\"_1ysFk\">\n<div>\n<div class=\"_1665V _2q-Vk\" data-testid=\"body-content\">\n<p>\u201cWith the borrowing rate sitting at just over 5 per cent, they\u2019re being assessed on whether they can pay the loan at 8 per cent,\u201d Coates said, adding the problem was only going to get worse with people to be assessed at a borrowing rate of more than 9 per cent after additional rises this year.<\/p>\n<p>Coates said the fact that people\u2019s real incomes have fallen to where they were in 2010 was also affecting how much first home buyers could put towards a mortgage \u201cbecause the costs of the essentials they need to buy has gone up faster than their income\u201d.<\/p>\n<p>The survey also showed a 3 per cent increase in the number of people who said they had been priced out of the market over the past year.<\/p>\n<p>When asked why they were renting a house, 49 per cent of respondents said they had been priced out of the market, while just 17 per cent said they had chosen not to buy a house and 27 per cent said they were confident of buying in the next decade.<\/p>\n<div class=\"_6ebFV noPrint\">\n<div class=\"\"><iframe class=\"_16-Dw AkZ3C lazyload\" title=\"Embedded iFrame\" data-src=\"https:\/\/datawrapper.dwcdn.net\/TQk3a\/7\/\" height=\"346\" frameborder=\"0\" data-testid=\"embed-iframe\" data-mce-fragment=\"1\" src=\"data:image\/svg+xml;base64,PHN2ZyB3aWR0aD0iMSIgaGVpZ2h0PSIxIiB4bWxucz0iaHR0cDovL3d3dy53My5vcmcvMjAwMC9zdmciPjwvc3ZnPg==\" data-load-mode=\"0\"><\/iframe><\/div>\n<\/div>\n<\/div>\n<div class=\"_1lC_G\"><\/div>\n<div class=\"_1665V _2q-Vk\" data-testid=\"body-content\">\n<p>When asked to name policies to address the crisis, respondents in the poll favoured government intervention over tweaking tax concessions such as negative gearing and capital gains discounts.<\/p>\n<p>Seventy per cent of respondents supported \u201crent to buy\u201d schemes \u2013 where renters have the right to buy their accommodation at the end of their lease \u2013 while two-thirds of respondents supported investing government funds in building housing and planning regulations to force new housing developments to include a proportion of low-cost housing.<\/p>\n<p>Coates said tinkering with negative gearing and capital gains tax discounts would have a \u201cmodest effect on house prices\u201d.<\/p>\n<p>He said he believed both the Commonwealth and states would come under pressure from voters to directly intervene in the market by developing their own affordable housing projects.<\/p>\n<p>\u201cIt wouldn\u2019t be surprise me if we see the Commonwealth, but particularly states governments, go down that path,\u201d he said.<\/p>\n<\/div>\n<div class=\"_1665V _2q-Vk\" data-testid=\"body-content\">\n<p>\u201cHousing is a ticking time-bomb in the sense that it is going to create an enormous amount of political angst for governments in the year or two ahead.\u201d<\/p>\n<div class=\"_6ebFV noPrint\">\n<div class=\"\"><iframe class=\"_16-Dw AkZ3C lazyload\" title=\"Embedded iFrame\" data-src=\"https:\/\/datawrapper.dwcdn.net\/d5fYL\/2\/\" height=\"654\" frameborder=\"0\" data-testid=\"embed-iframe\" data-mce-fragment=\"1\" src=\"data:image\/svg+xml;base64,PHN2ZyB3aWR0aD0iMSIgaGVpZ2h0PSIxIiB4bWxucz0iaHR0cDovL3d3dy53My5vcmcvMjAwMC9zdmciPjwvc3ZnPg==\" data-load-mode=\"0\"><\/iframe><\/div>\n<\/div>\n<p>Housing Industry Association chief economist Tim Reardon said there had been a significant increase to the cost of lending to first homebuyers since the global financial crisis, and the 3 per cent buffer was discouraging banks from approving more mortgages.<\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/section>\n<p>READ MORE VIA<a href=\"https:\/\/www.smh.com.au\/politics\/federal\/more-than-70-percent-of-young-people-believe-they-ll-never-be-able-to-buy-a-home-20230223-p5cn01.html\"> SMH<\/a><\/p>\n<h3 class=\"widget-title\"><span class=\"accent-typo\">MOST POPULAR IN NEW ZEALAND<\/span><\/h3>\n<ul class=\"wpp-list\">\n<li><a class=\"wpp-post-title\" href=\"https:\/\/www.propertynoise.co.nz\/real-estate-agents-who-has-the-lowest-and-highest-fees-watch\/\" target=\"_self\" rel=\"noopener\">Real Estate Agents: Who has the lowest and highest fees?
