But in recent months,\u00a0property prices\u00a0have begun to fall, dramatically in the case of some markets.<\/p>\n<p>The big questions on many minds are how much further will the market fall, and is the property market going to crash?<\/p>\n<div class=\"entry-featured-img-wrap\"><a class=\"entry-featured-img-link\" href=\"https:\/\/propertynoise.co.nz\/au\/james-packer-effect-reaps-1bn-in-barangaroo-sales\/\"><img fetchpriority=\"high\" decoding=\"async\" class=\"attachment-hoot-medium-thumb  entry-content-featured-img entry-grid-featured-img wp-post-image lazyloaded\" src=\"https:\/\/propertynoise.co.nz\/au\/wp-content\/uploads\/2018\/10\/The-property-downturn-hasnt-dimmed-the-fortunes-of-James-Packer-460x270.jpg\" alt=\"James Packer\" width=\"460\" height=\"270\" data-src=\"https:\/\/propertynoise.co.nz\/au\/wp-content\/uploads\/2018\/10\/The-property-downturn-hasnt-dimmed-the-fortunes-of-James-Packer-460x270.jpg\" \/><\/a><\/div>\n<div class=\"entry-grid-content\">\n<header class=\"entry-header\">\n<h2 class=\"entry-title\"><a href=\"https:\/\/propertynoise.co.nz\/au\/james-packer-effect-reaps-1bn-in-barangaroo-sales\/\" rel=\"bookmark\">\u2018James Packer effect\u2019 reaps $1bn+ in Barangaroo sales<\/a><\/h2>\n<p>&nbsp;<\/p>\n<\/header>\n<\/div>\n<\/div>\n<div class=\"wysiwyg-content\">\n<div class=\"bottom-section\">\n<section id=\"scrollto_a_covid_led_boom_section\" class=\"article-section\">\n<h2 class=\"section_heading\">A Covid-led Boom<\/h2>\n<div class=\"section-content wysiwyg-content blue-bullets\">\n<p>\u201cAustralia\u2019s housing market saw a recent peak in April 2022; at that point the market had risen by about 30%,\u201d says Eliza Owen, Head of Research, Australia, at CoreLogic. \u201cWe had a stronger upswing in regional Australia where values increased about 40% between late 2020 and early 2022, while in the combined capital cities, the upswing was about 25%.\u201d<\/p>\n<p>She says the boom was largely fuelled by the emergency low interest rates during the Covid-19 pandemic that slashed the cost of borrowing, and the strong recovery that followed, with high demand, low unemployment and high levels of accumulated savings.<\/p>\n<p>Maree Kilroy, senior economist at BIS Oxford Economics, says some preference shifts during the pandemic also buoyed the housing market, such as increased demand for holiday houses, tree-changers moving to regional areas, the return of expats, and people wanting more space or their own space following lockdowns.<\/p>\n<div class=\"entry-featured-img-wrap\"><a class=\"entry-featured-img-link\" href=\"https:\/\/propertynoise.co.nz\/au\/the-blocks-shelley-craft-flips-byron-bay-home\/\"><img decoding=\"async\" class=\"attachment-hoot-medium-thumb  entry-content-featured-img entry-grid-featured-img wp-post-image lazyloaded\" src=\"https:\/\/propertynoise.co.nz\/au\/wp-content\/uploads\/2019\/08\/Shelley-Craft-460x270.jpg\" alt=\"Shelley Craft\" width=\"460\" height=\"270\" data-src=\"https:\/\/propertynoise.co.nz\/au\/wp-content\/uploads\/2019\/08\/Shelley-Craft-460x270.jpg\" \/><\/a><\/div>\n<div class=\"entry-grid-content\">\n<header class=\"entry-header\">\n<h2 class=\"entry-title\"><a href=\"https:\/\/propertynoise.co.nz\/au\/the-blocks-shelley-craft-flips-byron-bay-home\/\" rel=\"bookmark\">The Block\u2019s Shelley Craft flips Byron Bay home<\/a><\/h2>\n<p>&nbsp;<\/p>\n<\/header>\n<\/div>\n<\/div>\n<\/section>\n<section id=\"scrollto_so_will_the_property_market_crash_section\" class=\"article-section\">\n<h2 class=\"section_heading\">So Will the Property Market Crash?<\/h2>\n<div class=\"section-content wysiwyg-content blue-bullets\">\n<p class=\"p1\">According to Domain figures, the value of Australia\u2019s housing market fell by -5% across capital cities last year. Sydney dropped by -10.9% and Melbourne was down -5.9%. While Canberra and Brisbane house values fell by -6% and -1.1% respectively last year.<\/p>\n<p>Most of the damage was done by the end of spring selling season. According to\u00a0CoreLogic figures, Australian combined capital city property prices fell 6.5% between their peak in early 2022 and November.<\/p>\n<p>But Owen doesn\u2019t define this as a crash.<\/p>\n<p>\u201cIn my mind, a housing market crash is defined by the loss in value and a loss in mortgage serviceability, when you get to a situation where people can no longer service their mortgages, have to sell and when they try to sell, they can\u2019t get enough money to cover the loan,\u201d she says. \u201cThat\u2019s not something that we\u2019re seeing in this market.\u201d<\/p>\n<p>Kilroy says that while there is no doubt the property market is in a downturn, a crash is unlikely due to strong economic fundamentals. The first of these is demand, with high rents and the return of overseas migration resulting in more potential buyers. She says that on the supply side, continued low unemployment is limiting the number of properties for sale, with distressed sales not yet evident in the housing market.<\/p>\n<div class=\"entry-featured-img-wrap\"><a class=\"entry-featured-img-link\" href=\"https:\/\/propertynoise.co.nz\/au\/buyers-agent-links-to-selling-agent\/\"><img decoding=\"async\" class=\"attachment-hoot-medium-thumb  entry-content-featured-img entry-grid-featured-img wp-post-image lazyloaded\" src=\"https:\/\/propertynoise.co.nz\/au\/wp-content\/uploads\/2021\/02\/Real-Estate-Agents-460x270.jpg\" alt=\"Real estate commissions\" width=\"460\" height=\"270\" data-src=\"https:\/\/propertynoise.co.nz\/au\/wp-content\/uploads\/2021\/02\/Real-Estate-Agents-460x270.jpg\" \/><\/a><\/div>\n<div class=\"entry-grid-content\">\n<header class=\"entry-header\">\n<h2 class=\"entry-title\"><a href=\"https:\/\/propertynoise.co.nz\/au\/buyers-agent-links-to-selling-agent\/\" rel=\"bookmark\">Buyer\u2019s agent links to selling agent<\/a><\/h2>\n<\/header>\n<\/div>\n<\/div>\n<\/section>\n<section id=\"scrollto_the_impact_of_rate_rises_section\" class=\"article-section\">\n<h2 class=\"section_heading\">The Impact of Rate Rises<\/h2>\n<div class=\"section-content wysiwyg-content blue-bullets\">\n<p>Kilroy says rising interest rates are the key factor underpinning the property market downturn. \u201cIt is a credit availability issue that is driving this downturn, unlike a rise in unemployment or an oversupply in the market.\u201d<\/p>\n<p>Since it began raising\u00a0interest rates\u00a0in May last year, the Reserve Bank of Australia has increased rates for eight consecutive months, lifting the cash rate to 3.1%\u2014its highest level in nine years.<\/p>\n<p>Owen agrees: \u201cThis is the most rapid increase in the cash rate that Australia has seen since the early 1990s, in response to very high levels of inflation. Interest rates are the main thing that have led to this correction in housing values so the key element that drove the housing market upswing has essentially been reversed.\u201d<\/p>\n<p>Kilroy says that with another 0.25% increase in interest rates likely to be announced in February, and potentially beyond, property prices are set to continue to fall further.<\/p>\n<div class=\"entry-featured-img-wrap\"><a class=\"entry-featured-img-link\" href=\"https:\/\/propertynoise.co.nz\/au\/from-commercial-fisherman-to-luxury-million-dollar-agent\/\"><img loading=\"lazy\" decoding=\"async\" class=\"attachment-hoot-medium-thumb  entry-content-featured-img entry-grid-featured-img wp-post-image lazyloaded\" src=\"https:\/\/propertynoise.co.nz\/au\/wp-content\/uploads\/2023\/03\/Hanan-Cawley-460x270.jpg\" alt=\"Hanan Cawley\" width=\"460\" height=\"270\" data-src=\"https:\/\/propertynoise.co.nz\/au\/wp-content\/uploads\/2023\/03\/Hanan-Cawley-460x270.jpg\" \/><\/a><\/div>\n<div class=\"entry-grid-content\">\n<header class=\"entry-header\">\n<h2 class=\"entry-title\"><a href=\"https:\/\/propertynoise.co.nz\/au\/from-commercial-fisherman-to-luxury-million-dollar-agent\/\" rel=\"bookmark\">From commercial fisherman to luxury million-dollar agent<\/a><\/h2>\n<p>&nbsp;<\/p>\n<\/header>\n<\/div>\n<\/div>\n<\/section>\n<section id=\"scrollto_what_is_in_store_for_the_property_market_section\" class=\"article-section\">\n<h2 class=\"section_heading\">What Is in Store for the Property Market?<\/h2>\n<div class=\"section-content wysiwyg-content blue-bullets\">\n<p>Owen agrees, adding that \u201cprices will continue to fall as long as interest rates are rising\u201d. However, she noted that the magnitude of the declines was starting to moderate, with a national fall of 1.6% in August slowing to a fall of 1.2% in October. \u201cOver the past couple of months (of last year), we\u2019ve seen a slowdown in the pace of decline and there\u2019s a bit more of an orderly trend creeping in.\u201d<\/p>\n<p>Owen says the best guide for the\u00a0housing market outlook\u00a0is the cost of debt, with property prices likely to increase once interest rates start to fall, something Kilroy is expecting in either the last quarter of 2023 or the first quarter of 2024.<\/p>\n<p>However, Kilroy adds that since the boom was fuelled by the unique circumstances of a global pandemic, property prices aren\u2019t expected to bounce back to their previous highs in the short term, as interest rates are unlikely to fall as far.
