For property seekers on the hunt for a prestigious location to build their dream home, a new infill development in the Gold Coast hinterland is causing quite a stir.

According to realestate.com.au SkyRidge, a new masterplanned community in Worongary, is officially on the market.

It’s a rare offering already proving popular among buyers, according to Brinton Keath, Sala Property Group Owner Principal.

“We’ve already had 20,327 people register via the website for the project since it launched,” Keath says.

“For the first land release, which was 32 blocks, we had more than 2400 people on that ballot — that shows the level of demand we are dealing with.

“Each release of land since then has consistently indicated the sustained level of demand in the area. Currently, the public has access to purchase available lots, providing a chance for those interested to become a part of this sought-after location.

Featuring up to 3500 dwellings, the project boasts big blocks with stunning ocean and city views.

“There’s just no more land left on the Gold Coast — everybody knows that,” Keath says.

“So, people being able to get this view but also build their own home — not buy someone else’s and have to knock it down and rebuild — is the main reason people really love SkyRidge.

The dream location

While property price growth across many parts of the country has stalled, demand for Gold Coast homes is still going strong, according to Eleanor Creagh, senior economist at realestate.com.au.

The Gold Coast dwelling price has increased by 53.5% since the pandemic began in 2020.

“Interest has pulled back in areas that really surged throughout Covid, but the demand for property in the Gold Coast region is still higher than before the pandemic,” Creagh shares.

After record levels of interstate migration during the past couple of years, the Sunshine State’s climate and more accessible housing market is attracting a wide range of buyers.

“It continues to offer affordability in terms of house prices compared to other eastern state cities and there’s also great lifestyle appeal,” Creagh adds.

With buyers circling, the median house price is up 37.7% year-on-year in Worongary.

Worongary is a charming established suburb where the best of South East Queensland is at your doorstep, Keith adds.

“It’s right in the heart of the Gold Coast, he explains.

“It’s only 15 minutes from the beaches and the casino. It’s only 20 minutes from Burleigh Heads, 25 minutes from Coolangatta and 60 minutes from Brisbane — it ticks every box.”

Ready to go

Keath says SkyRidge offers buyers a rare chance to build their dream home in a well-established location.

“It’s a beautiful infill project, so everything around it has been established for more than 30 years,” explains Keath.

Several schools exist locally, along with public transport connections. There’s also a shopping centre down the road, making it an ideal choice for families with teen kids.

The area also has plenty of new amenities in the pipeline, like a future retail village centre.

“At SkyRidge, we’ve made provisions to have an architecturally-designed retail shopping centre, which will be the heart of the community with a proposed supermarket, cafes, service retailers and a tavern,” Keath says.

Residents will also have access to 3km of nature corridor, lush parks and 16km of off-road paths and bike trails.

Open areas sprinkled across the 75-hectare site will be equipped with fitness stations, high-quality play equipment, barbecues, picnic areas, adventure and nature play spaces and more.

There’s even a 180-step staircase climbing up the hill, great for capturing the views and a brisk morning walk.

Living at its finest

Keath says SkyRidge is a project unlike any other on the Gold Coast, offering the chance to build in a truly premium estate.

The suburb is tranquil, tucked away from the busy crowd of the beachside suburbs, offering an atmosphere of exclusivity.

Residents have plenty of room to get creative with blocks ranging from 283sqm to 1742sqm.

That gives plenty of space for a family home with a backyard or pool or a stylish downsized home for people keen to enjoy retirement in style.

To ensure the community retains a high-class character, design covenants have been adopted, such as a mandatory minimum three-colour scheme for facades, Keith explains.

“Unlike other projects, at SkyRidge, the developer is currently also paying for front yard landscaping,” he adds.

“The reason being when we get to the top of the hill, these houses will be the equivalent of 50-storeys up in the air.

“They’ll be prestigious residences offering terrific views of the Gold Coast skyline — they will be some of it’s an address that will feature some of the best houses on the Gold Coast.

“We want the whole estate to reflect the highest quality standards, and we have gone the extra mile to achieve that.”
