Picture: Supplied<\/strong><\/em><\/div>\n<p class=\"noindent\">According to McGrath Estate Agents chief executive and founder John McGrath, the current No. 1 location driver behind property purchases was beachside or harbourside living.<\/p>\n<p>Mr McGrath said in the post-Covid market, with more buyers working from home, \u201cpeople were re-prioritising lifestyle above access to the CBD\u201d.<\/p>\n<p>He also said tree-lined streets and parks attracted a higher price tag.<\/p>\n<p><iframe title=\"Where are the the hottest suburbs in Australia? | Hot 100 Suburbs\" width=\"1380\" height=\"776\" data-src=\"https:\/\/www.youtube.com\/embed\/Y1b6fr_RvkE?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" allowfullscreen src=\"data:image\/svg+xml;base64,PHN2ZyB3aWR0aD0iMSIgaGVpZ2h0PSIxIiB4bWxucz0iaHR0cDovL3d3dy53My5vcmcvMjAwMC9zdmciPjwvc3ZnPg==\" class=\"lazyload\" data-load-mode=\"0\"><\/iframe><\/p>\n<p>Advantage Property Consulting director Frank Valentic agreed, stating beachside living could add as much as a 30 per cent premium.<\/p>\n<p>Mr Valentic said the ability to duck across the road for a swim or walk along the water was invaluable.<\/p>\n<p>\u201cWhether it\u2019s Sydney, Adelaide or Melbourne, the closer you go to the beaches or harbour, buyers will pay that premium,\u201d he said.<\/p>\n<h2>2. VIEWS AND ASPECT<\/h2>\n<div class=\"media image kskd-media\" data-kiosked-context-name=\"kskdUIContext_01gzmgdx8xv0hw2bsayhrmk7ct\">\n<div class=\"responsive-img\" data-desiredimagesize=\"block_large_image\"><img decoding=\"async\" class=\"responsive-img_img inline-image\" src=\"https:\/\/content.api.news\/v3\/images\/bin\/04003f7b58999d7e594e66ed2e140587\" sizes=\"705px\" alt=\"Which way your home faces can be a big factor in what your value is worth.\" width=\"1280\" height=\"720\" \/><\/div>\n<p><em><strong>Which way your home faces can be a big factor in what your value is worth.<\/strong><\/em><\/div>\n<p class=\"noindent\">Whether it be of the city, bay or a park, homes with attractive views are likely to be highly sought after.<\/p>\n<p>Mr Valentic said there were \u201conly so many homes that have views\u201d, ensuring their ongoing demand.<\/p>\n<p>\u201cA nice view will always sell for more \u2013 you\u2019ll always pay more but you\u2019ll get a better return,\u201d he said.<\/p>\n<p>Mr McGrath added that the aspect\u00a0of a home could also be a deciding factor. He said rear-to-north-facing properties would \u201coften outperform south-facing by 20-25 per cent in value\u201d.<\/p>\n<h2>3. SCHOOLS AND SCHOOL ZONES<\/h2>\n<div class=\"media image kskd-media\" data-kiosked-context-name=\"kskdUIContext_01gzmgdx8v0adks41pwygvbadt\">\n<div class=\"responsive-img\" data-desiredimagesize=\"block_large_image\"><img loading=\"lazy\" decoding=\"async\" class=\"responsive-img_img inline-image\" src=\"https:\/\/content.api.news\/v3\/images\/bin\/32d8c5811bdee9121d8d3c4ce620993a\" sizes=\"705px\" alt=\"Finding a home in a school zone is always front of mind for buyers with young children.\" width=\"1280\" height=\"720\" \/><\/div>\n<p><em><strong>Finding a home in a school zone is always front of mind for buyers with young children.<\/strong><\/em><\/div>\n<p class=\"noindent\">For many buyers, the education offering near a home can also be a major sticking point.<\/p>\n<p>Mr Valentic said a home in a quality public school zone, such as Balwyn North in Melbourne, could offset the need for buyers to send their children to expensive private schools.<\/p>\n<p>He said once buyers worked out how much they were splashing on school fees, paying an extra $200,000-$300,000 on a home was often worth it.<\/p>\n<p>Furthermore, Mr Groves said such features could also \u201chold up the property\u2019s value during downward property cycles\u201d.<\/p>\n<h2>4. CAFES AND SHOPS<\/h2>\n<div class=\"media image kskd-media\" data-kiosked-context-name=\"kskdUIContext_01gzmgdx8v0adks41pwygvbadt\">\n<div class=\"responsive-img\" of the Covid-19 pandemic, Mr McGrath said buyers were \u201cseeking out areas with vibrant local communities and villages\u201d, which was particularly true with more people working from home.<\/p>\n<p>\u201cCafe culture and local village shopping is more attractive now as people return to loving local more,\u201d Mr McGrath said.<\/p>\n<p>He added that Sydney\u2019s Summer Hill, Marrickville and Putney were prime examples of suburbs with a vibrant cafe culture.<\/p>\n<p>Mr Groves advised buyers to \u201cbuy property that needs work in a stronger location\u201d, rather than a new home in the outer fringes of a city.<\/p>\n<p>\u201cLand appreciates, buildings depreciate,\u201d he said.<\/p>\n<hr \/>\n<h2>TOP VALUE AMENITIES<\/h2>\n<h3>\u2022\u00a0<b>Room with a \u2018burbs<\/b><\/h3>\n<p id=\"U822960635479nBB\">Properties near the beach can sell for up to 20-30 per cent more, particularly in the holiday home market.<\/p>\n<h3>\u2022\u00a0<b>School zones<\/b><\/h3>\n<p id=\"U822960635479r8G\">A home in a quality school zone or in proximity to local schools can add 20-25 per cent to its value.<\/p>\n<h3>\u2022<b>\u00a0Cafes and
