FILE<\/strong><\/p>\n<p>A concerning trend has emerged over the past year in Australia, as a significant number of investors have chosen to sell their rental properties, citing government policies as a key factor behind their decision. This wave of property sales is depleting the nation&#8217;s rental housing supply at a time when it is critically needed, particularly due to record levels of migration.<\/p>\n<p>Startling polling data has revealed that nearly one in eight investors across the country has divested themselves of a rental property in the past year. PIPA underscored that these sales have resulted in the removal of hundreds of thousands of properties from the rental market.<\/p>\n<p>This trend follows a period of high investor sales in previous years, with earlier PIPA polls indicating that 16.7 percent of investors had sold at least one property in the previous two years. The common reasons cited by investors for selling their properties included concerns about rising interest rates, government threats to increase taxes or implement rent freezes, and the need to manage their debt. Nicola McDougall, the Chairman of PIPA, characterized these sales as a &#8220;mass exodus of private investors from the market&#8221; and noted, &#8220;Clearly, this would explain the undersupply of rental properties available for tenants around the nation.&#8221;<\/p>\n<p>Victoria and Queensland experienced the highest rates of investor property sales, reflecting recent proposed reforms in the rental market, according to Ms. McDougall.
