A ban on foreign buyers was responsible for what looked like a spring upswing in the Auckland property market, one economist says.

Barfoot & Thompson has released its latest monthly data, which showed the average sale price for the agency last month was $937,392, the highest since the end of December 2017. But the median was down 1.1 per cent on October, to $850,750.

The figure of 1606 new listings in the month was also down, in what was usually a strong time of year for the property market. There were 2046 in October.

The agency recorded 941 sales by its agents in November.
