Northern Territory Authorities Declare Real Estate Agent Unfit to Practice
Northern Territory authorities have deemed real estate agent Christos Raptis unfit to practice following findings of misconduct, including what could be perceived as a ‘bullying threat’ directed at a tenant.
The Agents Licensing Board of the NT refused Mr. Raptis a license after investigating two separate complaints lodged in 2023. The board highlighted that Mr. Raptis, the director of Adelaide-based Raptis Real Estate, had been operating a property management business in the NT without the legally required license.
According to NT News, the board found Mr. Raptis’ conduct problematic, noting, “While there might have been no malicious intent by Mr. Raptis, he was ‘so incompetent’ that ‘basically it seems he could not fill out forms.'”

The second complaint underscored the severe impact of Mr. Raptis’ actions on a tenant, citing an environment of “harassment, victimisation, gaslighting, threats of legal action, bullying, and discrimination.”
The board’s findings were unequivocal: “Mr. Raptis has been conducting a real estate agency business (mainly property management) in the NT without adequate knowledge of NT law and practice. His incompetence in fundamental property management issues precludes him from being granted a license.”
Despite acknowledging that Mr. Raptis may have gained some awareness of NT law through the complaint process, the board found it impractical to issue a conditional license. They emphasized that Mr. Raptis knowingly operated a business that did not comply with the essential legal requirement of having a valid license.
On Mr. Raptis’ real estate business page, properties listed are primarily in Adelaide, with some in the NT, Victoria, and NSW. The website touts a 24/7 commitment to real estate, likening the business to brands in fashion and motorsport, appealing to a specific clientele.
The board’s final decision was clear: Mr. Raptis’ conduct was “unbecoming and unacceptable for a real estate agent,” leading to the refusal of his license.
