House hunters need to play it smart when negotiating through Melbourne’s coolest market conditions in years, with comparable sales “no longer comparable”.

That’s the advice of Industry Insider Property Advocates director Andrew Date, who says it’s important to stay cool and avoid “bidding against yourself” if a home is passed in to you.

“In a declining market, as we’re seeing at the moment, comparable sales are no longer comparable,” he said.
