  • The number of consents being issued for new dwellings to be built is trending down, though the pace of decline has slowed slightly recently. It is extremely unclear how long it will take for the real estate turnover recovery to translate into higher demand for new-builds. Two years?
  • Business sentiment has become less negative recently, but new weakness in commodity export prices may dent this improvement.
  • I look at changes in the ratio of sales to property listings in Auckland because such changes give strong insight into where prices are headed and at what pace.
