A Home Designed Around the Ocean

Named after its perch above the picturesque Boatshed Bay, the home is a masterclass in thoughtful coastal design. Andrew Patterson, director of Patterson Associates, explains the vision: “A beach house should be designed from the water, as that’s the most memorable and striking view.” Collaborating with project lead Richard Andrews and builder Kevin Glamuzina, the team crafted a home that feels at one with the landscape, prioritizing views, functionality, and timeless design.

From Vision to Reality

The project began with the demolition of the original structure, allowing for a bespoke design that reflects modern beach house living. “The simplicity and unity between concept and detail make this house truly sing,” Patterson shares.

Indoor-Outdoor Harmony

Waiheke Island’s temperate climate plays a key role in the home’s design. Two main volumes are arranged in a U-shape around a central courtyard and pool, creating a flow between indoor and outdoor spaces. A relocated and refurbished cottage provides charming visitor accommodation. “The courtyard is the heart of the home,” says Patterson. “There are no corridors or lobbies—all rooms open directly into this central space.” This casual, open layout fosters an inviting, communal atmosphere.

A Palette Inspired by Nature

Boatshed Bay incorporates robust, natural materials to ensure durability and beauty. Key features include grey sea-aged timber, in-situ concrete, brass, and bronze. The cedar cladding, sourced from Rosenfeld Kidson, features custom vertical battens for a seamless finish, while a copper standing-seam roof and brass hardware add elegance. Natural stone enhances the interior, creating a refined yet welcoming aesthetic.

For Patterson, the home’s meticulous detail contrasts beautifully with its relaxed feel. “The rigor of the detail is what makes this casual house stand out,” he reflects. Andrews highlights the “floating” ribbon roof as his favorite feature, noting how beautifully the home has weathered into its environment after five years.
