Mum-and-Dad Developers Embrace Creative Approach to Maximize Returns
Private Investor Partnerships: A Path to Profitable Renovations
Alex and Toby Donelan, a couple with a passion for property development, have adopted an innovative strategy to ensure their latest project achieves its grand vision without being limited by budget constraints.

Embracing Investor Partners
To realize their goals for a modern duplex rebuild, the Donelans enlisted the support of five private investor partners. These investors contribute either cash or released equity, and in return, they share in the profits when the completed duplex is sold. The couple saw an opportunity to offer aspiring renovators a chance to learn from their expertise and benefit from a significant return on investment.
Pooling Resources for Success
Recognizing that many individuals possess either the time, skill, knowledge, or money but not all four, the Donelans found a way to combine these resources for mutual benefit. By sharing their knowledge, time, and skills with investors who bring financial backing, they create a synergy that maximizes the project’s potential.

Laguna House: A Stunning Transformation
The project, named Laguna House, has recently been completed in Palm Beach. The former two-bedroom duplex and garage have been replaced by a contemporary two-storey dwelling connected by internal archways. The modern design features black-framed French doors, a custom steel balustrade, and a crisp white palette. The dwelling opens onto a travertine-tiled courtyard with a plunge pool, entertaining area, built-in barbecue, and bar seating.
From Buyers’ Agents to Property Developers
Previously working as buyers’ agents, the Donelans specialized in helping clients secure investment properties across Australia. They then provided advice on how to enhance the property’s value through strategic renovation and upgrades.

Profitable Investments and Future Endeavors
Laguna House, situated on a 359 sqm lot, is being marketed by Harcourts Coastal agents Dan and Essie Moloney, with an auction date set for August 19. This successful renovation follows the Donelans’ previous project—a 5-bedroom house in Southport, which they sold for $1.55 million in March, generating over 100 percent return from its purchase price the previous year.
Their next ventures include a family home project in Elanora and another Palm Beach duplex, which they plan to convert into a single house.

The Donelans’ creative and collaborative approach showcases how property development can be a rewarding journey, benefitting both developers and their investor partners alike.
