According to STUFF original baches don’t come much cuter than this 1940s cottage right on the harbour waterfront at Mount Maunganui.
And it’s fair to say a waterfront bach on 862m² in this location is rare – an aerial view shows the extent of development all around. The plot, which includes beautiful pōhutukawa and Phoenix palm trees, appears as an island of green.
But how long this property can hold out against development is debatable – it is for sale, with an RV of $6.83 million.
The two-bedroom, 110m² cottage, which has been well maintained, has extensive views through bifolding windows across Pilot Bay, and is just a short stroll from Mauao and Mount Maunganui beach.
Listing agent Conrad Doyle of Bayleys Mt Maunganui says the property is zoned Residential 9H and is “undoubtedly one of the most desirable positions in Mount Maunganui”.
The property was last sold publicly in 1991 for $415,000. Four years ago there was an off-market sale between two related parties for an undisclosed sum.
Mount Maunganui has consistently had a high average house sale price in recent years, and is notable for the high prices fetched for luxury apartments. In April this year, richlister and automobile tycoon Sir Colin Giltrap sold a 422m² penthouse to Tauranga businessman Sir Paul Adams in a private sale for $10.2m. The sale set a new record for the region.
In July 2021, a house on Marine Parade sold for $9.525m.
CoreLogic says the median value of properties in the Tauranga region is $1.538m, a figure that has essentially plateaued for the past six to seven months.
The current bach property, at 18 The Mall, is for sale by tender.
