According to realestate.com.au a vacant block on Brighton’s waterfront is for sale, but buyers will have to fork out at least $12m to secure it.

The 118 Esplanade property stretches across 1600sq m of prime land just metres back from the blue-chip suburb’s iconic bathing boxes.

A block of units on the property is currently being demolished to create a “blank canvas”, listed for an eye-watering $12m-$13m.

Jellis Craig Brighton auctioneer Andre O’Brien said the current owner had plans in place for a townhouse development, but the lot would also be suitable for an apartment development or substantial home.

“I don’t think it really lends itself to one in particular, but that’s what’s great about it,” Mr O’Brien said.

“And then it’s obviously directly opposite the beach boxes and slightly elevated towards the back with sweeping views across the bay and city. It’s a really rare opportunity.”

The property is also in proximity to the Brighton Lifesaving Club and Dendy Beach precinct.

Fellow agent Michael Minic added it was likely to attract a purchaser looking to build a landmark or dream home, or a developer seeking a site for a “luxurious build”.

The listing comes after another vacant Brighton block with an adjoining tennis court was for sale earlier in January with whopping $16m+ price hopes.

The 5 Kent Ave property was listed for $7.65m-$8.395m and was expected to make about $16.5m for the combined 2220sq m allotments.

Marshall White Bayside director Matthew Pillios had the listing, which has since been pulled from the market.
