HEBER CITY, Utah: Lawsuit Alleges Fraud by Children’s Author and Real Estate Agent Kouri Richins

Hearing Reveals Allegations of Toxic Mold in Sold Home

A hearing took place on Monday as part of an ongoing lawsuit filed by a couple against Kouri Richins, a renowned children’s author and real estate agent, based on allegations of fraud related to the sale of a home in Heber City in 2020. The residence, according to the plaintiffs, was said to contain toxic mold.

Richins, the proprietor of K. Richins Realty, LLC., a company she established in April 2019, did not attend the hearing.

Undisclosed Issues and Toxic Mold Allegations

Court documents reveal that the clients filed the lawsuit in November 2022, asserting that significant leaks and the presence of toxic mold were discovered in the Heber City home. The plaintiffs claim that these issues were a result of undisclosed preexisting problems, including improper installations, that were not disclosed prior to their purchase.

Upon inspection, experts allegedly found hazardous levels of fungus in the basement bedroom, where the clients’ child resided, as well as in other parts of the property. The plaintiffs further reported that a water line leak in January 2021 resulted in flooding, mold growth, and additional damage due to poorly installed windows and a deteriorating roof.

During Monday’s hearing, it was revealed that the plaintiffs are preparing to submit an amended complaint.

Author Kouri Richins Faces Additional Charges

In an unrelated development, Kouri Richins, the children’s author and real estate agent under scrutiny for the home sale, was arrested in May on different charges pertaining to the death of her husband, Eric Richins.

The unfortunate incident occurred on March 4, 2022, when Eric Richins was found deceased in their Kamas home. A medical examiner determined that the cause of death was an overdose of fentanyl, with Eric having five times the lethal dose of the substance in his system.

Kouri Richins now faces allegations of criminal homicide, aggravated murder, and three counts of possession of a controlled substance with intent to distribute.
