The hallmark of Tebo’s TikTok strategy is his signature double backflip, often performed in unexpected places, like into a lake or off a bridge. One of his most popular videos features him backflipping off a bridge, seamlessly cutting to him landing on the lawn of a property he’s selling. “Let’s take a look inside,” he says with a playful energy that keeps viewers hooked.

In just a few short months, Tebo’s innovative videos have garnered thousands of views, with over half of the featured properties going under contract within a week. According to Tebo, around 54% of the properties showcased in his TikToks were sold quickly, even if they had been languishing on the market for months.

Tebo’s TikToks are not your typical property tours. They are full of humor, surprise elements, and sometimes even costumes. In one skit, he runs through a house while singing a parody of the iconic song “You’re the One That I Want” from Grease. In another, he jokingly drinks straight from a sink’s faucet while giving a quirky house tour. His girlfriend Lexi, who doubles as his videographer, helps plan the general theme and ensures each video has a captivating “hook” to grab viewers’ attention immediately.

“The hook is the most important part,” Tebo explained. “We plan a couple of costumes and the general theme, but we kind of just go with the flow while we’re there.”

Real estate runs in Tebo’s blood, with his parents owning franchises in Massachusetts and his older brother also in the field. Growing up surrounded by property deals and investment discussions, he learned early on the value of real estate as a way to build wealth.

“I’ve always seen the power in investing in real estate to build equity and to grow your net worth,” he said. “When I see the value in something, I want to help others see the value as well. That’s what made me passionate about it.”

His youthful energy and fresh approach seem to resonate with a wide demographic, including older buyers. One of his clients is even in their 80s, proving that his unconventional methods have broad appeal.

Realtors across the country have increasingly turned to social media platforms like TikTok to connect with a younger generation of buyers. According to the National Association of Realtors’ 2024 Home Buyers and Sellers Generational Trends Report, millennials have become the largest group of homebuyers, making up 38% of property purchases in 2023. However, Gen-Z is quickly becoming a growing force, with about 18% of them already owning homes or being married to homeowners.

Tebo’s TikToks primarily appeal to audiences in their late twenties to early thirties, but his client base spans all ages. He also leverages platforms like Facebook and Instagram to extend his reach, ensuring his listings get maximum exposure.
