In this first RPI issue for 2021 Tony examines something slightly less long-term in nature because it is so important at the moment. Over the last four months of 2020 average house prices all around New Zealand rose by 11.7%. Never before since the data started in 1992 have we seen such a strong run, with the next closest period of exceptionally strong price rises being a 10% gain in the four months to November 2003. He examines how common such periods of strong four-month price growth are at the regional level.
After that he looks at changes in the ratio of an average section price to the average value of a consent issued for the construction of a new dwelling from 1993.
