A swingers club reported to have hosted “house party-style” group sex, with a little extra on Wednesdays and Saturdays, is offering a $44,000 a year proposition for potential buyers.

A swingers club premises that used to host group sex parties for profit before it closed down has come up for sale with a unique proposition for potential buyers.

The stripped out industrial site in South Granville is an approved swingers’ venue and is licensed to provide sexual services on site.

It has hit the market for sale with expectations of about $1.2 million, excluding GST, and CoreLogic property records reveal the potential annual rental income is about $44,000.

The property was the location of Raptures Swingers for close to 25 years before it shut its doors.

The club offered “house party-style” swingers’ nights for members, including a “gangbang” night on Wednesdays and Saturdays, according to industry directories.

It is understood the main clientele were couples but single men were allowed entry if they paid a higher fee.

The 400sqm building is currently vacant and comes with an additional 544sqm land component. The building includes a pool room and multiple parking bays.

It is listed for sale with Professionals-St Marys.

The property is described as a “somewhat unique offering” in the sales listing, which also invites prospective buyers to “expose yourself”.

Listing agent Terry Hansen told The Daily Telegraph most of the inquiries were from prospective buyers looking to repurpose the site, but there were occasional inquiries from brothel operators.
