What property seekers want most, and the results might surprise you

Nothing beats a cool dip in the ocean, right? Maybe not. realestate.co.nz keyword search data from 1 Jan – 30 Nov 2022 shows that more property seekers, both residential and commercial, searched for the term ‘pool’ during 2022 than they did ‘beach’. Meanwhile, renters want a garage.

Vanessa Williams, spokesperson for realestate.co.nz, says knowing what people want from a property can also be helpful for vendors and landlords looking to increase their odds of attracting buyers.

“With a slower market, it is important that your home is well-marketed. Making sure that key search terms are reflected in your listing copy can go a long way to ensure your listing performs well online. Your agent or property manager will be able to advise you on the best way to do this.”

 

Other interesting insights when looking at the keyword search data were:

• The most searched term by buyers seeking residential property was ‘pool’, followed by ‘beach’, with ‘freehold’, ‘garage’ and ‘view’, also making the top 10 for 2022.
• ‘Pool’ featured as number one across four of the six key property category types and surpassed ‘beach’ as a key search term in five categories.
• Investors appear to be on the lookout for a cheap deal as ‘mortgagee’ appears in the top ten in both ‘businesses for sale’ and ‘commercial for sale’ categories.
• The importance of self-care has been a big theme of 2022. Property seekers seem to be taking this on board, with “view” in the top five across residential for sale, residential for rent and rural for sale categories.
