A distinctive beachfront property in Rose Bay, resembling the letter ‘A’, has recently been put on the market. If it manages to command its asking price of $85 million, it will join the ranks of the most expensive residences ever sold in Sydney.

This uniquely shaped parcel of land, spanning 3,000 square meters, is currently under the ownership of the Dan family. It boasts an extensive beachfront stretch along Sydney Harbour, offering unobstructed vistas of Rose Bay, the city skyline, and the iconic Sydney Harbour Bridge. The property features a stunning harborfront pool and even includes a tennis court.

However, it’s important to note that the neighboring Federation house, situated within the central area of the ‘A’ shape and spanning 1,261 square meters, is not part of the sale. Historical records indicate that another member of the Dan family acquired this adjacent property for $629,000 back in 1986. The property up for sale is undoubtedly set in an idyllic location, as depicted in the pictures, showcasing a beachfront pool that resembles a resort-style paradise, complete with a gate opening directly onto the sandy shores.

The listing’s sales agent, Ken Jacobs, has refrained from commenting on the property, leaving the reported $85 million price tag to industry sources. Interestingly, the property is exclusively listed on the Forbes Global website, and despite the hefty price, the advertisement hints that potential buyers may need to invest even more. The ad highlights the property’s “dynamic scope” for potentially creating a substantial estate without being restricted by heritage regulations. It also emphasizes the “panoramic aspect” that captures the beauty of Sydney, proclaiming that there is truly nothing quite like it.

While the existing dwelling is described as “of significant proportion,” it’s the expansive land area that opens up the possibility of creating a refined, 21st-century harborside residence or a family estate.

Title records reveal that the property being offered for sale belongs to Adrienne Dan, the wife of the renowned neurosurgeon Professor Noel Dan, whose work played a pivotal role in introducing random breath testing to New South Wales in 1982. The Dan family has held ownership of this property for four decades, although the records do not specify the acquisition price.

If the property does indeed fetch $85 million, it will rank as the fourth most expensive property in Sydney. Notably, it was previously owned by advertising mogul John Singleton, who purchased it for $418,000 in 1976 and sold it three years later for $840,000.
