Graph reveals depressing reality

FOR first homebuyers waiting for prices to come down so they can finally get into the market, ANZ has some bad news.

In a research note on Tuesday, ANZ senior economist Daniel Gradwell argues Australia’s housing balance — how many homes are being built versus demand — has been “distorted” by affordability issues.

The problem is what’s known as the “headship ratio”, or propensity of people to form new households, which has steadily fallen since 2011, particularly among 20- to 34-year-olds.
